VA home loan COE. Not a homeowners policy.
The federal benefit is the loan guaranty — zero-down in many cases, no PMI. You still buy civilian homeowners (and flood) insurance on the open market. I do not sell USAA.
- Get the COE on VA.gov (Login.gov / ID.me). The guaranty can be used again if you still have entitlement — it is not a one-time coupon.
- Lender + VA-approved appraisal. Funding fee rules depend on disability and use. Refunds for a fee you should not have paid go through VA, not a mill.
- Homeowners, wind, and flood are separate civilian policies. Shop them. Do not treat a logo as a benefit.
- A cold-call “VA specialist” who already knows your rating is a red flag. Type the URL yourself.
- SCRA can help an existing mortgage while you serve. That is not the home loan.
